Project Overview
This historical downtown restoration transformed a deteriorated structure from the 1800's into a revitalized mixed-use commercial destination. The building was taken down to its structural shell and rebuilt with comprehensive seismic upgrades, structural reinforcement, modern infrastructure, and a fully restored facade.
The project delivered two commercial tenant spaces, including the flagship Momona restaurant featuring a commercial kitchen, bar, dining areas, restrooms, and an indoor-outdoor lanai experience. Great care was taken to preserve the building's historic character while creating a modern and functional environment for future tenants.
Challenge
The existing building presented significant structural challenges, including a lack of conventional foundations and walls supported by stacked granite blocks. Extensive engineering and overlapping structural systems were required to safely stabilize and modernize the structure. The project also involved lead and asbestos abatement, underground utility installations within a constrained urban site, and coordination around uncertain historical property boundaries.
